Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.
DuraFlex Crown Repair: The Sandy Springs Owner’s Guide
We stock and install DuraFlex-compatible chimney crown repair materials, and most crown repairs in Sandy Springs run between $650 and $1,400 depending on the size of the crown, how much of the existing surface is compromised, and whether any crown extension or flashing work is needed. Most homeowners discover the problem indirectly: a water stain on the ceiling near the fireplace, flaking concrete on top of the chimney, or efflorescence on the brick below the crown. By the time those signs show up, water has already been working its way into the crown for at least a season, and the repair is rarely a caulk-and-paint job.
Which DuraFlex Models This Applies To
DuraFlex is best known in our trade for its stainless steel chimney liner systems, but the crown repair conversation applies to any masonry chimney where a DuraFlex liner has been installed, or where the homeowner is preparing for a DuraFlex liner install and the existing crown has to be brought back to spec first. The crown is the concrete or mortar cap that sits on top of the chimney, sealing the gap between the flue tile (or liner) and the brick. If the crown is cracked or deteriorated, a new liner won’t fix the leak. You’ll end up with water running down the outside of the liner or between the liner and the flue wall, and eventually into the house.
The compatibility gotcha we see regularly in Sandy Springs: a crown does not come from DuraFlex itself. Crowns are site-built or site-repaired with mortar, sealant, and sometimes pre-cast caps. What matters is whether the crown is sized and sloped correctly for the flue opening, including the diameter of any DuraFlex liner passing through it. We match the crown repair to the liner’s outside diameter, not the nominal flue size, and we check the top plate and storm collar at the same time. If you have a DuraFlex liner with a damaged crown, the crown is almost always repaired in place, not replaced as a DuraFlex part.
We also carry parts and materials for HeatShield and Gelco liner repairs, so if the crown inspection turns up liner damage as well, we can address both in a single visit.

Signs Your DuraFlex Crown Repair Is Failing
- Flaking or spalling concrete on top of the chimney. This means water has soaked into the crown and is expanding and contracting with temperature swings. In Sandy Springs, where winters dip below freezing and summers hit the 90s, that freeze-thaw cycle can turn a hairline crack into a spalled surface in two or three seasons.
- White chalky streaks on the brick below the cap. That’s efflorescence, and it’s dissolved minerals being carried through the masonry by water. It tells us the crown is letting water in and gravity is doing the rest.
- A water stain on the ceiling around the fireplace or in the attic near the chimney chase. By the time water shows up indoors, the crown has been failing for at least a year. We always check the crown before assuming it’s the flashing or the roof.
- Rust staining around the top plate or storm collar of the liner. Water sitting on top of the crown is corroding the metal parts that should stay dry. This shortens the life of the liner hardware and tells us the crown isn’t shedding water the way it should.
- Visible cracks wider than a quarter inch in the crown surface. Hairline cracks can sometimes be sealed, but wider gaps usually mean the crown has moved or the mortar bed underneath has failed. Those need real repair work, not a smear of sealant.

AfterReplacement Cost & What’s Included
A crown repair in Sandy Springs typically lands between $650 and $1,400. The spread comes down to three things: how much of the crown surface needs to be rebuilt, whether we’re doing a full crown removal or a resurfacing, and whether the flue needs a crown extension to bring it up to the proper height above the cap.
Every repair we quote includes removing loose and deteriorated material, prepping the surface, rebuilding with a proper crown mortar or applying a flexible crown sealant where it’s appropriate, and finishing with a sloped surface that moves water away from the flue. The price you get from us is a written price before any work starts, and it includes the materials, the labor, cleanup with drop cloths and shoe covers throughout the house, and a photo of the finished crown before the crew climbs down. The work is covered by our 365-Day Done Right Promise: if it’s not done right, we make it right.
We give the honest version of pricing, too. Some crowns are too far gone to resurface and need a full cast-in-place rebuild. We’ll tell you that when we see it, and we’ll show you the photos that justify it. Nothing gets recommended without camera evidence you can see for yourself.
DIY or Call Us?
You can safely check a few things from the ground: look for flaking concrete, white streaks on the brick, or a visible crack running across the top of the chimney. Those observations help. The actual repair belongs on the roof, on a ladder, working overhead with mortar and sealant. That’s a two-person job with fall risk, and it’s not the place for a first-time DIY attempt. We’ve also seen plenty of crowns that were “repaired” with the wrong product from a big-box store, usually a tube of caulk that fails within a year and leaves the chimney worse than before.
Danny Cortes and the crew would rather walk you through what we’re seeing, show you the photos, and fix it correctly the first time. Call (229) 459-1048 and we’ll schedule a crown inspection with a written quote before any work begins.
FAQs
A properly done crown repair in Sandy Springs should last 10 to 15 years, and often longer if the crown was fully rebuilt with the right mortar and slope. The freeze-thaw cycles in this area are the main enemy, and a crown that was just caulked over will usually fail again within two seasons. A rebuilt crown with proper drainage is a different animal entirely. Call us for an inspection and we’ll tell you honestly whether you need a repair or a rebuild.
Yes, most cracked crowns in Sandy Springs can be repaired by removing the loose material and applying a crown sealant or a thin mortar overlay, as long as the underlying structure is still sound. If the crown has spalled so badly that more than a third of the surface is gone, a full rebuild makes more sense. We’ll always show you photos and explain which path fits your chimney before we do anything.
Most crown repairs in Sandy Springs take between two and four hours, including setup, repair, cleanup, and the final photo walkthrough. If we’re doing a full rebuild or adding a crown extension, that can stretch to a full day. We protect the floors with drop cloths and wear shoe covers from the moment we arrive, and we always take a photo of the clean-up before we leave.
Yes, our trucks carry crown mortar, flexible crown sealant, and the bonding agents we need for most standard crown repairs in Sandy Springs. If your crown needs a full cast-in-place rebuild or a pre-cast cap, we’ll order the specific mix or cap and schedule the install, usually within a week. We give you a written price before any materials are ordered, so there are never surprises at the door.
